On 11th January 2008, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located on Spraystreet , London. The property was sold for £3,100,00 to the client. The local authority concerned with this conveyancing was London Borough of Greenwich.
The conveyancing solicitor examined the office copy entries at the land registry and it was revealed that the property was freehold. It was also found that the property had ‘absolute title’.
The Phew! Conveyancing solicitor’s further enquiries revealed that the area where the house is situated was subjected to Smoke control Order and Clean Air Act. According to the smoke control order, smoke from chimneys is to be prohibited. The Clean Air Act prohibited smoke from other premises as well. It was also revealed that Spraystreet is adopted & hence it was maintained by the London Borough of Greenwich.
Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads. The conveyancing team also obtained information that the property is within 200 metres of the centre line of the proposed Greenwich Waterfront Transit Route and within 200 metres of the proposed Docklands Lights Railway Extension.
