Freehold Property Conveyancing, Carterhatch Road, London Borough of Enfield

On 24th October 2007, the Phew! Conveyancing team  was engaged by a client for purchasing a freehold Property on Carterhatch Road,London. The property was sold to the client for a sum of £ 390,000. The local authority associated with the conveyancing deal was the London Borough of Enfield.

On inspecting the official copy entries by the Phew! Conveyancing team it was found that the property was registered with the land registry with absolute title, which guaranteed the ownership of the property. Some additional rights were passing along with the property, according to which the property has a right over the passageway tinted brown in the plan.

According to the charges register, some additional restrictive covenants were registered against the property. There is a benefit of the right way next to the property. However, you may have to contribute towards the maintenance of it.  The conveyancing team enquired with the seller’s solicitor about the same.  The client is also not allowed to cause offence or danger to the vendor or their successors or cause detriment to their business of nurserymen or florists. The owner of the property may have to pay for the maintenance of Carterhatch Road. However, it might be adopted by the London Borough of Enfield and you may not have to pay for the maintenance of it.

The Phew! Conveyancing solicitor’s enquiries reveal that the area where the house is situated was subjected to Smoke Control Order and Clean Air Act. According to them emission from the chimney and its premises was prohibited. However, smoke control order does not apply to domestic bonfires. There are no proposals/plans for road improvement or laying of new roads within 200 metres of the property. It was also found that planning permission was granted in 1988 and in 2002 for renovating the building and its extension.
