<p>On 15<sup>th</sup> September 2009, a client instructed the Phew! Victoria Conveyancing solicitor to assist in the purchase of a property located at Ten Rochester Row, Victoria, London. The property was bought by the client for £ 1195000. The London Borough of Westminster was related to this conveyancing deal.</p>
<p>The conveyancing solicitor inspected the office copy entries related to the leasehold property. The property held an absolute title which eliminated fears of ownership as it was guaranteed by the registry. The solicitor also ensured that the property was solely occupied by the seller and his family members before the sale.</p>
<p>The conveyancing solicitor also found that the property stood in an area which came under the Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises.</p>
<p>Also, there was an HMO order according to which the London Borough of Westminster must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. A licence from the London Borough of Westminster was required before the property is let as a HMO. A failure in abiding the rule might pave way for legal action.</p>
<p>Ten Rochester Row is adopted &amp; hence maintained by London Borough of Westminster. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads. Also the area was subjected to follow resident parking control measures.</p>

<p>The Phew conveyancing team inspected the office copy entries related to the leasehold property. The absolute title over the property eliminated fears of ownership as it was guaranteed by the registry. The team also revealed that the property was solely occupied by the seller or his immediate family members before the sale.</p>
<p>There were some additional rights passing with the property, over the property and some additional restrictive covenants were registered against the property, which is mentioned in the lease.</p>
<p>The property was located in a Conservation area, so it is designated as one of special architectural or historic interest by the Local planning authority. There are certain formalities regarding demolition of buildings, advertisements and other issues within a Conservation area. Consent must be obtained from the concerned authority for any demolition work to be carried. A landowner also needs to give a six-week notice to the local authority to work on trees within a Conservation area.</p>
<p>Randolph Avenue is adopted &amp; maintained by London Borough of Westminster. Our conveyancing team’s inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.</p>

<p>On 15<sup>th  </sup>February 2010, the Phew conveyancing team was asked by a client to assist in the purchase of a property located on Trevelyan Road, Tooting, London. The property was bought for £ 269950 by the client. The local authority for the deal was the London Borough of Wandsworth.</p>
<p>The conveyancing team inspected the office copy entries related to the leasehold property. The absolute title of the property eliminated all fears of ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller and his family members before the sale.</p>
<p>According to the Conveyance dated, 1<sup>st</sup> August 1877, the client was required to maintain fences within the boundary as marked ‘T’ in the plan. The property must only be used for residential purposes and any sort of business or any kind of workshop using machinery shall not be allowed in the property.</p>
<p>The conveyancing team also found that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises.</p>
<p>According to an HMO order, the London Borough of Wandsworth  must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with some sharing facilities. A licence from the London Borough of Wandsworth was required before the property is let out as  HMO.</p>
<p>Trevelyan Road is adopted &amp; hence is maintained by the  London Borough of Wandsworth. Our conveyancing solicitors’ inspection did not reveal any arrival of new roads or maintenance of existing roads in the near future.</p>

<p>On 14<sup>th </sup>September 2010, a client wanted the assistance of the Phew conveyance team in  20purchasing a property located on Leathwaite Road, Battersea, London. The property was bought by the client for £ 386000. The local authority associated with the sale was the London Borough of Wandsworth.</p>
<p>The office copy entries were verified by the team and the property was found to be freehold. The property held an absolute title which eliminated fears regarding ownership as it was guaranteed by the registry. The team also ensured that the owner and his family members were the sole occupants of the property before the sale.</p>
<p>The additional rights over the property were as mentioned in the Conveyance dated 22<sup>nd</sup> February 1982.  There were some additional restrictive covenants that were registered against the property. Any sort of business activity involving the use of liquor or its products must not be carried in the property. Further covenants have been mentioned in a conveyance dated 22<sup>nd</sup> February 1982.</p>
<p>The conveyancing team also found that the property stood in an area which came under the Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed to be disposed into the environment and according to the Clean Air Act smoke of any kind from other premises was not allowed.</p>
<p>There was an HMO order according to which the London Borough of Wandsworth must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. A licence from the London Borough of Wandsworth was required before the property is let as a HMO. Any failure to obey the rule might pave way for legal action.</p>
<p>Leathwaite Road is adopted &amp; maintained by the London Borough of Wandsworth. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of existing roads.</p>

<p>On 24<sup>th</sup> September 2009, the Phew! Conveyancing team was asked by a client to help him in purchasing a property in St Francis Place, Balham, London. The property was sold for £730000 to the client. <a href="http://phewconveyancing.co.uk/local/wandsworth-conveyancing">London Borough of Wandsworth was the local authority which was associated with the deal.</a></p>
<p>The Phew conveyancing team verified the office copy entries related to the freehold property. The absolute title of the property eliminated all worries about its ownership as it was guaranteed by the registry. The team also made sure that the property was occupied by the seller or his family members before the sale of the property.</p>
<p>According to a conveyance dated 10<sup>th</sup> May 2006, there were some additional rights passing with the property:</p>
<ol>
<li>The client had access to gas, water, and soil.</li>
<li>There was permission for the use and maintenance of eaves, gutters or any other erection in the property.</li>
<li>The access to the property was granted as per the 3<sup>rd</sup> and 4<sup>th</sup> entry of the First Schedule.</li>
<li>The access to way was granted as per the 5<sup>th</sup> entry of the First Schedule.</li>
<li>The access to parking space was granted as per the 7<sup>th</sup> entry of the First Schedule.</li>
<li>The property had some additional benefits as mentioned in a transfer dated 6<sup>th</sup> May 2005.</li>
</ol>
<p>There were some additional rights over the property. The property is subject to following rights as reserved by a transfer, dated 10<sup>th</sup> May 2006:</p>
<ol>
<li>The client was allowed to erect service installations in the property as per the 1<sup>st</sup> and 3<sup>rd</sup> entry of the Second Schedule.</li>
<li>Access to gas, water, electricity and soil was allowed as per the 2<sup>nd</sup> entry of the Second Schedule.</li>
<li>The access to the property was granted as per the 5<sup>th</sup>, 6<sup>th</sup> and the 7<sup>th</sup> entries of the Second Schedule.</li>
</ol>
<p>There were also some additional restrictive covenants registered against the property:</p>
<ol>
<li>The property must only be used as private dwelling.</li>
<li>The parking area must only be accessed for private purposes only.</li>
<li>Any kind of work on the property must be only carried out with prior notice as mentioned according to the 3<sup>rd</sup> and 12<sup>th</sup> entries of the Third Schedule in the Transfer dated10th May 2006.</li>
<li>No plantations or erections of any sort must be carried out within 1.5 metres of any service installations.</li>
<li>The owner did not have the right to erect any advertisement boards or any sort of notices on the property. Further information has been provided in Conveyance dated 10<sup>th</sup> May 2006 in Third Schedule.</li>
</ol>
<p>The following covenants were mentioned in a transfer dated 6<sup>th</sup> May 2005:</p>
<ol>
<li>The client had permission to pass over the property with or without vehicles through the roadway coloured yellow in the plan.</li>
<li>The client had the access to various services in the property.</li>
<li>The client had permission for maintenance and repair of various services in the property. However, the process must not cause any harm or damage to others or the neighbouring property.</li>
<li>The owner enjoyed the right for erection of any scaffolding on his property and also the right to the maintenance and repair of boundary walls.</li>
<li>The transferor also enjoyed rights as enjoyed by the client. The transferor could access the property with or without vehicles, but only along the blue coloured portion in the plan.</li>
<li>The client held permission to access the property for maintenance, inspection or repair.</li>
<li>The transferor was not permitted to cause any sort of obstruction to the roads.</li>
<li>Any sort of disposition in the property must not be carried out without the consent of the transferee.</li>
<li>The client is required to pay 15% of the cost of repair &amp; maintenance of renewal lighting of roadway &amp; the gates at pint F in the plan.</li>
</ol>
<p>The transfer dated 11<sup>th</sup> September 1973 also listed out some important covenants:</p>
<ol>
<li>The property must be solely used for residential or educational purposes.</li>
<li>The client was not allowed to practice any activity within the property that turned out to be a public nuisance.</li>
<li>The client was required to maintain and repair the boundaries towards the north-west and northern portion of the property.</li>
</ol>
<p>The Phew conveyancing team also revealed that the property was located in an area which was under the purview of Smoke Control Order &amp; Clean air Act. According to an HMO order, the London Borough of Wandsworth must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. A licence from the London Borough of Wandsworth was required for letting the property as a HMO &#8211; failure in abiding the rule might pave way for legal action.</p>
<p>St Francis Place is adopted &amp; is maintained by London Borough of Wandsworth. . Our conveyancing solicitors’ inspection did not reveal any plans for building new roads or maintenance of existing roads in the near future.</p>

<p>The Phew conveyancing solicitor inspected the office copy entries and found that the property was leasehold. The conveyancing solicitor also assured that the property was occupied by the owner and his immediate family members before the sale of the property.</p>
<p>The conveyancing solicitor reported that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises, as well.</p>
<p>According to an HMO order, the London Borough of Camden must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. A licence from the London Borough of Camden is required letting the property as HMO – failure to do so will invite legal action.</p>
<p>The property was located in a ‘conservation area’ &amp; according to the ‘tree preservation order’ any work on trees or any sort of demolition work can be done only with sanction of a six-week notice from the local authorities.  Haverstock Hill is adopted &amp; hence is maintained by London Borough of Camden. Our conveyancing Solicitors’ inspection did not reveal any plans regarding the arrival of new roads or maintenance of existing roads in the near future.</p>

<p>On 11<sup>th</sup> March 2008, the Phew conveyancing team came across a client interested in purchase of a property located on Fordwych Road, West Hampstead, London. The property was bought by the client for £ 190000. The London Borough of Camden was related to this conveyancing deal.</p>
<p>The Phew conveyancing team inspected the office copy entries and found that the property was leasehold. The conveyancing team also assured that the property was solely occupied by the seller or his immediate family members before the sale. According to a conveyance dated 29<sup>th</sup> September 1970, apart from whatever was mentioned in the lease, some additional rights were passing with the property &amp; some over the property. Further, some restrictive covenants were registered against the property.</p>
<p>The conveyancing team also revealed that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean air Act did not even allow smoke of any kind from other premises, as well.</p>
<p>Fordwych Road is adopted &amp; is maintained by London Borough of Camden. Our conveyancing solicitors’ inspection revealed that there are no plans for new roads or maintenance of existing roads within 200 meters of the property. The value of the property might vary as per proposals of the local authority &amp; it is advised you refer this matter to your land surveyor. The mortgage company should also be informed about the same.</p>

The property held an absolute title which eliminated concerns  about its ownership as it was guaranteed by the registry. It was also revealed that the owner and his family members were the sole occupants of the property before the sale was carried out.  There were some additional restrictive covenants registered against the property which have been clearly mentioned in the office copy of the register.</p>

The absolute title of the property eliminated worries about its ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller or his immediate family members before the sale was carried out. The copy of the same has been requested from the sellers’ solicitor.</p>

The purchase of the property was carried out for £ 175000 by the client. <a href="http://phewconveyancing.co.uk/local/conveyancing-in-bexley-london">The London Borough of Bexley was related to this conveyancing deal. </a></p>
<p>The conveyancing team inspected the office copy entries related to the freehold property. The absolute title over the property eliminated all worries about its ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller or his family members before the sale was carried out.</p>
<p>According to a conveyance dated 18<sup>th</sup> May 1955, there were some additional rights over the property. There were also some additional restrictive covenants registered against the property according to a conveyance dated 25<sup>th</sup> March 1927.</p>
<p>The conveyancing team also revealed that the property stood in an area which came under the purview  of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and according to the Clean Air Act smoke of any kind even from other premises was not allowed.</p>
<p>Also, there was an HMO order according to which the London Borough of Bexley must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with some sharing facilities. A licence from the London Borough of Bexley was required before the property is let as HMO. Failure in doing so might pave way for legal action.</p>
<p>The property came under “Archaeological Important” area according to which any sort of disruption, flooding or tipping on the ground was not allowed. Also a 6-week prior notice must be produced to the seller before carrying out any sort of excavation.</p>
<p>Barnes Cray Road is adopted &amp; is maintained by London Borough of Bexley. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of existing roads within 200 metres of property.</p>

<p>The office copy entries related to the property were thoroughly examined by the conveyancing team. The property held an absolute title which eliminated all worries about its ownership as it was guaranteed by the registry. It was also revealed that the owner and his family members were the sole occupants of the property before the sale was carried out.</p>
<p>According to a conveyance dated 20<sup>th</sup> July 1925, there were some additional restrictive covenants registered against the property:</p>
<ul>
<li>The client must not misuse access to air and light causing any disturbance to the  adjoining property.</li>
<li>The client was required to maintain fences around the property at the places marked ‘T’ in the plan.</li>
<li>The fences and boundary heights must be approved by surveyors of  Faircross Estate. The height of the boundary on the front side must be between 3-3.5 feet and must be built using light iron hurdle railings or Oak Park pale fencing with cleft pales. The height on the other sides of the property must be between 5-5.5 feet and must be close boarded oak or deal fencing.</li>
<li>The enclosures next to road must be maintained at a height between 3.5-4 feet and must be built using suitable dwarf forecourt walls with posts and chains and suitable wrought wooden gates or with oak park pale fences with cleft pales.</li>
<li>The property is strictly meant for residential purposes and no business activities can be carried.</li>
<li>Only single family dwelling was allowed and no sort of alteration can be made for multiple dwellings.</li>
<li>The client must build a house having a minimum frontage of 20 feet. The built house must at least have 2 reception rooms and 3 bedrooms in addition to a kitchen and bathroom.</li>
<li>The client was not allowed to carry out any sort of construction work before building of the house. The garage must not be more than 230 sq.ft in area and must not have a frontage of more than 12 feet and height of 9 feet in height if the roof is flat or 13 feet if the roof is sloping. Similarly the cycle shed must not be more than 50 sq.ft in area or exceed 8 feet in height.</li>
<li>Any sort of erection except green house or cycle shed must be approved by the seller. The frontage of the house erected must be facing the road. The front boundary line should be kept clear.</li>
<li>The client was not allowed to carry out any trade or business in the property. Sale of liquor products is strictly prohibited.</li>
<li>The client was not allowed to fix and run any machinery in the property.</li>
<li>No advertisement boards or placards must be displayed in the property.</li>
<li>The client is required to pay towards the maintenance of roads.</li>
<li> No excavation or digging activity can be carried out without the consent of the seller.</li>
</ul>
<p>The conveyancing team also revealed that the property stood in an area which came under the  Smoke Control Order and Clean air Act. According to Smoke Control Order, excess smoke from chimney was not allowed  and according to the Clean Air Act smoke of any kind from other premises was not allowed.</p>
<p>Also, there was an HMO order according to which the London Borough of Barking and Dagenham must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with some sharing facilities. A licence from the London Borough of Barking and Dagenham was required before the property is let as HMO. Any failure to do so might pave way for legal action.</p>
<p>Strathfield Gardens is adopted &amp; hence is maintained by London Borough of Barking and Dagenham. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of existing roads in the near future.</p>
