On 3rd December 2011, the Phew conveyancing team was asked to assist a client in purchase of a property located on Drayton Road, Willesden, London. The property was bought for £ 455000 by the client. The local authority relating to the deal was the London Borough of Brent.
The Phew! Conveyancing solicitors carefully inspected the office copy entries and found that the property was Freehold. The property held an absolute title which eliminated fears about its ownership as it was guaranteed by the registry. It was also found that the owner and his family members were the sole occupants of the property before the sale transaction. There were some additional restrictive covenants registered against the property which have been clearly mentioned in the charges register.
The conveyancing team also found that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises, as well.
An HMO order required that the London Borough of Brent must be informed, if the property was to be occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. However, a licence from the London Borough of Brent was required for letting the property as HMO. Failure to do so, might invite legal action.
Drayton Road is adopted & hence is maintained by London Borough of Brent. The Phew conveyancing team’s inspection did not reveal any future plans for new roads or renovation of existing roads within 200 metres of the property.
