On 15th July 2010, the Phew conveyancing team was instructed by a client for assistance in the purchase of a property located on St. Thomas’s Road, Harlesden, London. The property was purchased for £ 250000 by the client. The London Borough of Brent was related to this conveyancing deal.
The conveyancing team inspected the office copy entries related to the freehold property. The absolute title over the property eliminated all worries about its ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller or his family members before the sale.
However, there were some additional restrictive covenants registered against the property according to which the client was not allowed to carry out any sort of trade or business in the property. Also the construction of any sort of hut, tent, shed or caravan was prohibited. The client was required to maintain the boundaries next to the road, especially the areas marked ‘T’ in the plan. The conveyancing team found the existence of an electricity substation near the property.
St. Thomas’s Road is adopted & is maintained by London Borough of Brent. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of existing roads in near future.
Further investigations revealed that that there was partial removal of the chimney breast. An Indemnity Insurance for lack of Buildings regulation approval may be charged according to which the seller has to pay £115 plus VAT in respect of obtaining the Indemnity Insurance.
