On 10th September 2007, the Phew conveyancing team was instructed by a client to assist in the purchase of a property located on Randolph Avenue, Maida Vale, London. The cost of the property was fixed at £ 875000. The London Borough of Westminster was related to this conveyancing deal.
The Phew conveyancing team inspected the office copy entries related to the leasehold property. The absolute title over the property eliminated fears of ownership as it was guaranteed by the registry. The team also revealed that the property was solely occupied by the seller or his immediate family members before the sale.
There were some additional rights passing with the property, over the property and some additional restrictive covenants were registered against the property, which is mentioned in the lease.
The property was located in a Conservation area, so it is designated as one of special architectural or historic interest by the Local planning authority. There are certain formalities regarding demolition of buildings, advertisements and other issues within a Conservation area. Consent must be obtained from the concerned authority for any demolition work to be carried. A landowner also needs to give a six-week notice to the local authority to work on trees within a Conservation area.
Randolph Avenue is adopted & maintained by London Borough of Westminster. Our conveyancing team’s inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.
