On 28th April 2009, the Phew Conveyancing solicitors’ was instructed by a client to assist in purchase of a property located on Crescent Drive, Orpington, London. The sale of the property was carried out at £ 327000 by the client. The London Borough of Bromley was related to this conveyancing deal.
The Phew! Conveyancing solicitors’ carefully inspected the office copy entries and found that the property was Freehold. The absolute title over the property eliminated fears about its ownership as it was guaranteed by the registry. The conveyancing solicitors’ also ensured that the property was solely occupied by the seller or his family members before the sale of the property.
There were some additional rights passing with the property according to which the client had access over areas tinted brown in the plan. The property register could be referred for more details. There were also some additional restrictive covenants registered against the property according to which the client shall only use the property only as a private dwelling house and the stable, garage and offices or as a professional residence or as a school.
According to a HMO order, the London Borough of Bromley must be informed, if the property was to be occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. A licence from the London Borough of Bromley was required before the property is let as a HMO – failure in abiding this rule might pave way for legal action.
Crescent Drive is adopted & hence is maintained by the London Borough of Bromley. Further, the Phew conveyancing solicitors’ inspection did not reveal any plans for new roads or renovation of the existing roads in the near future.
