On 15th February 2010, the Phew conveyancing team was asked by a client to assist in the purchase of a property located on Trevelyan Road, Tooting, London. The property was bought for £ 269950 by the client. The local authority for the deal was the London Borough of Wandsworth.
The conveyancing team inspected the office copy entries related to the leasehold property. The absolute title of the property eliminated all fears of ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller and his family members before the sale.
According to the Conveyance dated, 1st August 1877, the client was required to maintain fences within the boundary as marked ‘T’ in the plan. The property must only be used for residential purposes and any sort of business or any kind of workshop using machinery shall not be allowed in the property.
The conveyancing team also found that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises.
According to an HMO order, the London Borough of Wandsworth must be informed, if the property was occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with some sharing facilities. A licence from the London Borough of Wandsworth was required before the property is let out as HMO.
Trevelyan Road is adopted & hence is maintained by the London Borough of Wandsworth. Our conveyancing solicitors’ inspection did not reveal any arrival of new roads or maintenance of existing roads in the near future.
