The office copy entries related to the property was inspected by the Phew conveyancing solicitor and it was made sure that the property was freehold. The absolute title of the property eliminated all worries about its ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller and his family members before the sale was carried out. There were some additional rights passing with the property as per the schedule of Restrictive Covenants.
The conveyancing team also found that the property stood in an area which came under the Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and according to the Clean Air Act smoke of any kind from other premises was also not allowed.

Further enquiries revealed that the property stood adjoining a school playground.
