Property Conveyancing(Freehold), Harlesden Road, Brent

On 17th March 2011, the Phew conveyancing team was asked by a client to help him in purchasing a property situated on Harlesden Road, London. The property was bought for £ 300000 by the client. The London Borough of Brent was local authority associated with this conveyancing deal.

The office copy entries related to the freehold property was inspected by the Phew conveyancing team. It was also revealed that the property held an absolute title which eliminated all worries about its ownership as it was guaranteed by the registry. The team also ensured that the seller and his family members were the sole occupants of the property before the sale was carried out.

There were some additional rights passing with the property which have been clearly mentioned in the Conveyance deed.

The conveyancing team also found that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from the chimney was not allowed and the Clean Air Act prohibited smoke of any kind from other premises, as well.

According to an HMO order, the London Borough of Brent must be informed, if the property was to be occupied by more than one family as bed or sitting rooms or any other non self-contained accommodation with sharing facilities. A licence from the London Borough of Brent was required before the property is let as a HMO. Failure to do so, will invite legal action.

Harlesden Road is adopted & hence is maintained by London Borough of Brent. Further, the Phew conveyancing team’s inspection did not find any plans for new roads or maintenance of the existing roads in the near future.
