Residential Property Conveyancing(Freehold), Margaret Road, New Barnet

On 15th October 2010, a client instructed a Phew! New Barnet Conveyancing solicitor to assist in the purchase of a property located on  Margaret Road, New Barnet, London. The property was bought for £ 325000 by the client. The London Borough of Barnet was related to this conveyancing deal.

The Conveyancing team inspected the Office copy entries related to the freehold property. The property held an absolute title which eliminated all worries about its ownership as it was guaranteed by the registry. The team also ensured that the property was solely occupied by the seller and his family members before the sale was carried out.

As per conveyance dated 20th August 1953, there were some additional rights passing with the property. The copy of the conveyance was requested from the sellers’ solicitors. According to another conveyance dated 28th October 1984, there were some additional restrictive covenants registered against the property. The client should maintain the fences on the rear end and the one towards the left of the property. The client did not have the permission to erect any structure towards the front of the building as per the plan. The property was only meant for residential purposes and no sort of business activities must be carried out. No other means of dwelling houses or sheds must be erected over the property. The owner was not allowed to put up any sort of advertisements or placards in the property.

Margaret Road is maintained by London Borough of Barnet. It was also revealed that the rear side of the property was not adopted which meant, a contribution had to be made for its maintenance and development. A request to the seller’s solicitors was made for further information about the same. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of existing roads near the property. Further investigations revealed that a public sewer stood within 100 feet of the building within the property. The client was advised to have a look at the water maps surrounding the area in case of any sort of extension to the property. The charges for the usage of water were as per the measure of the water meter.
