On 18th August 2008, a client instructed a Phew! Dagenham Conveyancing solicitor to assist in the purchase of a property located at Chaplin Road, London. The property was bought for £ 21000 by the client. The London Borough of Barking & Dagenham was related to this conveyancing deal.
The Conveyancing team inspected the Office copy entries related to the freehold property. The absolute title of the property eliminated worries about its ownership as it was guaranteed by the registry. The conveyancing team also assured that the property was occupied by the seller and his immediate family members before the sale. According to a conveyance dated, 11th October 1982, additional restrictive covenants were registered against the property. They were sketched in the schedule of restrictive covenants in the Office copy entries.
Chaplin Road is not adopted & hence it is not maintained by the London Borough of Barking & Dagenham, which means that contribution to its maintenance and repair should be made by the client. A request to the seller’s solicitor for more details about the same was made. Besides, there was no proposal or plan for improvement of the existing roads or new ones in the near future.
