On 4th April 2008, the Phew! Conveyancing team was hired by a client for assisting him in purchase of a property situated in Heath Road, London. The property concerned was sold for £ 215,000 to the client. The local authority which was associated with the deal was London Borough of Lambeth.
The Phew! Conveyancing team carefully examined all the official copy entries and it was found that the property was leasehold and the title absolute which means that the registry guarantees the ownership of the property. Also the conveyancing team confirmed that the property was earlier occupied solely by the seller or his immediate family only.
From the Local authority search, the conveyancing team came to know about certain rules which were applicable to the area where the property stood. The most important was Smoke Control Order that prohibited smoke from chimneys. The Clean Air Act made smoke from other premises also illegal. The conveyancing team also found out that Heath road is adopted and is maintained by the local council at public expenses. There were no proposals or plan regarding new road arrivals or maintenance of any of the existing road in the area.
Another relevant information that the conveyancing team found was that Planning permission was granted in 2006 for installing timber frame double glazing. The Phew! Conveyancing team requested a copy of the permit from the seller’s solicitor to study and thus alleviate the concern of the client.
