On 3rd May 2007, a client instructed a Phew! Orpington Conveyancing solicitor to assist in the purchase of a property located on Amherst Drive, Orpington, London. The property was bought for £249905 by the client. The London Borough of Bromley was related to this conveyancing deal.
The Conveyancing solicitor inspected the Office copy entries related to the freehold property. The absolute title of the property eliminated worries about its ownership as it was guaranteed by the registry. The solicitor team also assured that the property was occupied by seller and his immediate family members before the sale. The additional rights passing along with the property are mentioned in the conveyance dated 21st February 1933.
Amherst Drive is not adopted and hence not maintained by London Borough of Bromley which meant, a contribution has to be made for its maintenance and development. A request to the sellers’ solicitor was made by the Phew! solicitor for more information. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding arrival of new roads or maintenance of existing ones in the near future.
