On 21st September 2006, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located on Sumatra Road, London. The property was bought by the client for £ 303000. The London Borough of Camden was related to this conveyancing deal.

The Conveyancing solicitor carefully inspected the office copy entries and found that the property was Leasehold. The Conveyancing solicitor also assured that the property was solely occupied by seller or his immediate family members before the sale. Apart from what is mentioned in the lease, additional restrictive covenants registered against the property were mentioned in the office copy entries.

The Conveyancing solicitor also revealed that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean air Act did not even allow smoke of any kind from other premises, as well.

Sumatra Road is adopted and hence is maintained by the London Borough of Camden. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of existing roads. It was noted that permission was granted in 2004 for installation of velux roof light in the property.

The Conveyancing solicitor who appeared for the seller was Russell Cooke Solicitors and the estate agent was Kinleigh Folkard Hayward.
