On 2nd March 2010, a client hired the Phew! Conveyancing team for assisting him in regard to purchase of a property in Stafford Mansions, London. The seller sold the property for £ 400,500 to the client. The local authority which was related with the deal was London Borough of Lambeth.
All the official copy entries concerned were examined by the conveyancing team and it was revealed that the property was leasehold with absolute title. This indicates that ownership is guaranteed by the registry. The Phew! Conveyancing team also found out that only the seller and his immediate family occupied the property prior to the sale.
Based on the Local authority search, it was found that the area where the property stood was under the preview of Smoke Control Order as per which the smoke from chimney was prohibited. Also, the Clear Air Act restricted smoke from other premises also. The HMO order demanded that the concerned authorities must be informed in case the property or a part of it was to be shared. Any failure to do the same will lead to unpleasant legal consequences.
The property stood in a conservation area. This means the area was designated to be of historic or architectural interest by the Local Planning Authority. Thus, special restrictions were imposed in regard to the building demolitions, cutting of trees etc. It was also found that Stafford Mansions were adopted and the local council maintains it at public expenses. The property was also within a designated east London rail extension area.
