On 3rd April, 2008, Phew! Conveyancing team was hired by a client to guide him in purchasing a property located in Lewin Road, London. The property was sold for £ 278,500 to the client. The local authority for the deal was London Borough of Lambeth.
The conveyancing team examined the official copy entries and it was found that the property was leasehold with absolute title. Thus the client need not worry about the reliability in regard of ownership of the property. The conveyancing team also inquired to assure that only the owner and his immediate family members occupied the property earlier.
It was found that there were some additional rights passing with the property and over the property which are referred to in the lease, dated 20th October 1980. Also there were some additional restrictive covenants registered against the property.
On examining the local authorities, the Phew! Conveyancing team came to know that the property is under the preview of Smoke Control Order, which prohibited smoke from the chimneys. Further, the Clear Air Act prohibited smoke from other premises also.
Further investigation by the conveyancing team revealed that Lewin road was adopted and the maintenance is done by the local council with funds collected from public. Moreover, there were no plans for improvement of roads or laying of new roads in the area.
