Leasehold Conveyancing (Residential), Morrish Road, Lambeth, London

On 29th July 2010, a client hired the Phew! Conveyancing team for guiding him in regard to purchasing a leasehold property. The amount claimed by the seller over the property was £ 247,000 and the property was located in Morrish Road, London. The concerned local authority was London Borough of Lambeth.

The official copy entries were examined by the conveyancing team and it was revealed that the property was freehold and the title was absolute which indicated the reliability of possession of the property. The conveyancing team also assured that the property to be sold was occupied only by the seller and his immediate family so that no hitches occur in future.

Also the conveyancing team noted that the concerned property will not have any right of light or air over the adjoining properties. On further enquiry, the conveyancing team found out that Morrish Road was not adopted. This meant that the client will have to contribute towards the repair and maintenance work of the road.

The conveyancing team wrote to the seller’s solicitors and the information received was passed over to the client.  There were not any plans for the improvement of existing roads or in regard of any new roads in the area.

The lawyer for the seller was Thomas Eggar Solicitors LLP and they managed the entire conveyancing procedures for the seller. The estate agency concerned was Kinleigh Folkard & Hayward.
