On 29th July, 2008, Phew! Conveyancing team was hired by a client to guide him in purchasing a property located in Lothian Road, London. The property was sold for £ 399,999 to the client. The local authority for the deal was London Borough of Lambeth.
The team examined the official copy entries and it was found that the property was freehold with absolute title. Thus the client need not worry about the reliability in regard of ownership of the property. The team also inquired to assure that only the owner and his immediate family members occupied the property earlier.
On examining the local authorities, the Phew! Conveyancing team came to know about the Smoke Control Order passed in the area and this prohibited smoke from the chimneys. Yet another Clear Air Act here prohibited smoke from the other premises also.
Further investigation by the team revealed that Lothain Road is adopted and the maintenance is done by a local council with the funds collected from public. Moreover there were not any plans for improvement of roads or arrival of any new roads.
There were some proposals which would affect the Lothian road area. This included waiting restrictions, introduction of a one way system and provision of road humps. The team asked the seller about information concerning these proposals. Soon after the reply was received, the client was provided with the details.
