The following are the searches that are considered usual and should be done for all transactions:
a) Search of the local register
b) Enquiries at the local authority
c) Pre-contract enquiry with the seller
d) Water and Drainage enquiry
e) Environmental search
f) Chancel repair search
These searches are applicable to all properties, residential and commercial.
Additional searches
The following are the searches that may have to be made depending on the situation
a) Mining search
b) Index Map Search if the property is an unregistered land
c) A Land Charges Department charges against the seller’s name and in an unregistered land. It should also be made against previous owners of land to look for incumbrances.
d) And any of the other less usual searches, depending on the circumstances
