Instruction for Purchase of Leasehold Property Situated in Solon Road, London

A client was planning to purchase a leasehold property situated in Solon Road, London Borough of Lambeth, and he wanted the Phew! Conveyancing team to find whether the property was occupied by the seller or his immediate family members.

The official copy entries confirmed that the seller had a good leasehold title, which meant that the property is subject to adverse interests that existed at the date of first registration. The team was also asked to refer to the first schedule of the lease to check for restrictive covenants registered against the property.

After inspecting the local authority search information, it was found that there was a Smoke control order on the property. Thus, the area surrounding the premise was covered under the Clean Air Act and the use of unauthorised fuel was prohibited. One should refer to the Solid Fuels Association website, to find a list of authorised fuels.

It was found that the Solon Road area was not adopted by the local council at the time of inspection and so, the client will have to pay for maintenance and repair of the area. The client was also informed that the Phew! Conveyancing team had contacted the seller’s conveyancing solicitors, Steel and Shamash for more information on the same.

At the time of inspection, there was no proposal for road improvement or road widening within 200 metres of the said property. Estate agent for the transaction was Barnand Marcus, and enquiries were made at the Council office of the London Borough of Lambeth.
