Residential Property Conveyancing in Lambeth (Streatham High Road), London

On 24th September 2007, a client hired the Phew! Conveyancing team for assisting him in purchasing a property situated in Streatham High Road, London. The property was sold for £ 170,000 to the client. The local authority officially associated with the deal was London Borough of Lambeth.

The conveyancing team examined the entire official copy entries and found out that the property was leasehold and the title absolute.  This indicated that the registry guarantees the ownership.

The Phew! Conveyancing team also found out that the property was occupied solely by the seller and his immediate family.

On further inquiry by the Phew! Conveyancing team, it was revealed that some additional rights are passed along with the property and there are also some additional restrictive covenants are registered against the property. The area where the property stands is subjected to Smoke Control Order by which smoke from chimneys are prohibited. Further, the Clean Air Act restricts even  smoke from other premises.

The property sold to the client stood in an archeologically important area which paved way to certain restrictions. Disrupting the ground, flooding, tipping etc. were restricted. A six-week notice must be produced for allowing excavation works else legal consequence may follow.

An important thing which the conveyancing team noted is that the Streatham High Road is adopted and is maintained by the local council at public expenses.

The property concerned borders the Transport for London Road Network. The client was advised to inspect the property himself to verify any problem regarding traffic or noise pollution. The lawyer for the other party was TLT Solicitors & the Estate agent was Spicerhaart.
