On 18th August 2008, the Phew! team assisted a client in buying a property located on Park Road, New Barnet, London. The property was purchased for £ 625000 by the client. The London Borough of Barnet was the local authority under which the deal was carried out.
The Office copy entries relating the property were thoroughly inspected by the conveyancing team. The absolute title of the property eliminated all worries about its ownership as it was guaranteed by the registry. The team also enquired and guaranteed that the property was solely occupied by the seller and his family members before the sale.
However, there were some additional rights passing with the property. The copy of which has been requested from the sellers’ solicitors. There were also some additional restrictive covenants registered against the property. The owner was recommended to maintain the fences on the south and east side on the property. No building shall be erected in the property & the property cannot be used as a shop, workshop, warehouse or factory. The property was only meant for residential purposes and no sort of business activities can be carried out.
The conveyancing team also found that the property stood in an area which came under the control of Smoke Control Order and Clean Air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed to be disposed into the environment and according to the Clean Air Act, smoke of any kind was not allowed from other premises, as well. Park Road is adopted & is maintained by London Borough of Barnet. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.
