The Phew! Conveyancing team was instructed on the 28th of July, 2010, to inspect and instruct a client for purchase of a freehold property located in Claverdale Road, London Borough of Lambeth. The property purchased for £575000 by the client had an absolute title, which meant that it was guaranteed by the Registry.
A Local Authority search revealed that there was a Smoke Control Order on the property and the area surrounding the property was subject to the Clean Air Act. Any smoke caused by burning of unauthorised fuel was prohibited under the Clean Air Act, therefore the client was instructed to refer to the Solid Fuel Association website to get a list of authorised fuel and other relevant details.
It was also found at the time of inspection that there was an HMO order on the property. As per the order, the local council should be informed if more than one family planned to occupy the property. And if the property was to be let on rent, permission from the HMO was required; failing which penalties or fines may be imposed.
It was also found that Claverdale Road is maintained by the local council at public expenses. As for proposal for new road or road improvement, it was found that there were no proposals or plans for new roads or road improvements within 200 metres of the premises at the time of inspection.
The Estate agent for the transaction of the property was Pedder, and the conveyancing solicitor for the seller was Calvert Smith Sutclisse. Local authority details were obtained from the council of the London Borough of Lambeth.
