On 29th February, 2008, the conveyancing team at Phew! was instructed by a client to inspect and advise on the purchase of a leasehold residential property located in Woodland Road, London Borough of Lambeth.
The property, purchased for £ 25,000 by the client had an absolute title and hence ownership was guaranteed by the Registry. Further, the conveyancing team was instructed to confirm that the property was indeed occupied by the seller and his immediate family.
A search at the Local Authority found that the area was not adopted and hence not maintained by the local council. The seller would have to contribute for the maintenance and repair of the area. The conveyancing team has written to the seller’s lawyers for getting more details of the property. There was also no plan to build a new road or undergo road improvement within 200 metres of the property.
