Property Conveyancing (Freehold), Wadham Avenue, Waltham Forest, London

On 21st June 2007, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located on Wadham Avenue, London. The property was bought by the client for £ 275000. The London Borough of Waltham Forest was related to this conveyancing deal.

The conveyancing solicitor examined the office copy entries at the land registry. The property was freehold and the title absolute which alleviated  concerns regarding ownership.

Some covenants exist on the property as per a conveyance dated, 19th February 1932. Within one month of purchase, the client should erect boundary fences sufficiently enough to the land next to his property and on the sides which are marked with letter ‘T’. The height should not be less than 4 feet nor should it be more than 6 feet.

The property cannot be used as nursery, school, and asylum or for any type of business. It was also revealed that without the written consent from the seller, the client cannot excavate any earth, gravel, sand etc. from the land. He should not cause any sort of annoyance or nuisance to the vendors and the neighbours. The client also was not allowed to adopt or dwell in any hut, shed or caravan.

The Phew! Conveyancing Solicitor’s further enquiries revealed that the area where the house is situated was subjected to Smoke Control Order and Clean air Act. According to the Smoke Control Order, smoke from chimneys is to be prohibited. The Clear Air Act prohibited smoke from other premises as well.

It was also revealed that Wadham Avenue is adopted and maintained by the London Borough of Waltham Forest. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.
