On 14th May 2008, a client hired the Phew! Conveyancing team for assisting him in purchasing a property situated in Deepdene Road, London. The seller sold the property for £ 675000 to the client. The local authority related with the deal was London Borough of Lambeth.
The team examined all the official copy entries and they found that the property was freehold and the title was absolute, which indicates that the registry guarantees the ownership. The property was occupied solely by the seller and his immediate family. On further inquiry, it was revealed that some additional rights are passed on the property. The benefits applicable to the property were contained in a conveyance dated 23rd June 1971. There were certain restrictive convents registered on the property. The client was legally not allowed to do trade or business in the premises of the property. The client also must not allow any act or thing, which can annoy or disturb the neighbours of the property. The property was also subject to an agreement dated 13th June 1977. The team studied the agreement in detail and took necessary action.
The Phew! Conveyancing team also found that the property was subject to the Smoke Control Order, which prohibits smoke from the chimneys. The Clear Air Act was applicable in the area, according to which even smoke from other premises was not allowed.
The Deepdene Road is adopted and it is maintained by the local council. The funds for the purpose are collected from the public. Also, there was no plan for maintenance of existing roads or new road in the area.
