The conveyancing team at Phew! was instructed on 28th August 2007, by a client to inspect a property located in Salters Hill, London Borough of Lambeth. The seller sold the property for £ 285,000 to the client. It was found that there was absolute title to the property and hence ownership was guaranteed by the Registry.
The conveyancing team was also instructed to inspect if the property was indeed occupied by the seller and his immediate family. There were a few restrictive covenants against the property and contained in the Transfer of 21st June 1982.
A Local Authority search revealed that there was a Smoke Control Order on the property. It was thus controlled under the Clean Air Act and hence the use of any unauthorised fuel was prohibited. The client was instructed to refer to the Solid Fuels Association website to get a complete list of authorised fuels.
It was found that Salters Hill was adopted and hence maintained by the local council at public expenses. At the time of inspection, there were no plans for extension or construction of new roads within 200 metres of the property.
It was also revealed that the Council had given permission to retain a fence and further erect one in front of houses at Bloomfield Estate at less than the prescribed distance from the centre of the roadway of Salters Hill.
