On 3rd March 2008, a client instructed a Phew! Surrey Conveyancing solicitor to assist in the purchase of a property located on Grennell Road, Surrey, London. The property was bought for £ 272500 by the client. The London Borough of Sutton was related to this conveyancing deal.

The Conveyancing team inspected the Office copy entries related to the freehold property. The absolute title of the property eliminated worries about its ownership as it was guaranteed by the registry. The team also assured that the property was occupied by the seller and his immediate family members before the sale. There were some additional restrictive covenants registered against the property that has been referred to the charges register of Office Copies of title.

The conveyancing solicitor also revealed that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean air Act did not even allow smoke of any kind from other premises, as well.

Grennell Road is adopted & is maintained by London Borough of Sutton. The conveyancing solicitor also found out that the property came under radon affected areas. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.

The conveyancing solicitor who appeared for the seller was Bell & Co Solicitors and the estate agent was Cromwells.
