Freehold Conveyancing, Purley Vale, London Borough of Croydon

On 20th July 2011, a client instructed a Phew! Purley Conveyancing solicitor to assist in the purchase of a property located at Purley Vale, London. The property was bought by the client for £ 237000. The London Borough of Croydon was related to this conveyancing deal.

The conveyancing solicitor carefully inspected the office copy entries and found that the property was Freehold. The solicitor after careful inspection found the property to be occupied by owner or immediate family members before the sale.

An additional right over the property was that the property was subject to the rights of way, water, light, drainage and other easements.

According to a conveyance dated 12th November 1924, the following covenants had been listed:

  1. The areas marked ‘T’ in the plan of the property must be maintained with fences.
  2. Without the consent of the vendor or his successor any erection of house near the road is not allowed.
  3. Erection of any kind of shop was not allowed.
  4. Erection of a semi-detached house of less than £ 300 and erection of a detached house of less than £ 350 was not allowed.
  5. The sale of wine, beer, spirit or other liquor was not allowed in any house erected in the property.
  6. Materials like gravel, sand or chalk must not be removed from the property.
  7. The plans of any house or shop must be submitted for vendors’ approval or his successors as mentioned in the conveyance.

 

The Phew! conveyancing solicitor also revealed that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean air Act did not even allow smoke of any kind from other premises, as well.

There was an HMO order on the property which meant that the client must inform the Borough of Croydon if the property is occupied by more than one household as bed-sitting rooms or other non self-contained accommodation with sharing amenities. The client must need a licence from the Borough of Croydon before letting the property as HMO. Failure in doing so might result in fines, criminal conviction and other penalties.

Purley Vale is adopted and maintained by London Borough of Croydon. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.
