Freeehold Conveyancing (Residential Property), Casewick Road, Lambeth

On 10th October 2006, the Phew! Conveyancing team was hired by a client for assisting him in purchasing a property situated in Casewick Road, London. The property was sold for £ 385000 to the client. London Borough of Lambeth was the local authority associated with the deal.

All the related official copy entries were examined carefully by the conveyancing solicitor team and it was found that the property was freehold and the title was absolute. This means that there is no need to worry about the ownership of the property as the registry guarantees it. Also the team confirmed that the property was solely occupied by the seller and his immediate family.

The conveyancing solicitor team upon further inquiry found out that there were some additional rights passing with  the property. All sewer drains and watercourses wire cables and pipes and other services etc. can be enjoyed by the client. Also, there were some additional restrictive covenants registered against the property which were included in the Charges Register. An additional thing which the team noted was that there was a lane at the rear of the concerned property. The Phew! Conveyancing team enquired to the seller regarding permission to use the lane or whether the client will have any responsibility for the maintenance of the lane.

The Local Authority Search Information brought to light that the area where the property stood came under the Smoke Control Order and Clean Air Act as per which almost every type of smoke emission was strictly prohibited. The conveyancing solicitor team also found out that there were not any proposals or plan for new road or maintenance of any existing road.

The lawyer concerned for the seller was MHM Solicitors Ltd and the estate agent was House Network.
