On 26th September 2008, a client instructed a Phew! Ealing Conveyancing solicitor to assist in the purchase of a property located on Windmill Road, Ealing, London. The property was bought by the client for £ 397500. The London Borough of Ealing was related to this Conveyancing deal.
The conveyancing solicitor carefully inspected the office copy entries and found that the property was Freehold. The conveyancing solicitor also assured that the property was solely occupied by owner or his immediate family members before the sale. It was noted that additional rights over the property were access to adjoining and rear pathways. It was also found that additional restrictive covenants registered against the property were as mentioned in schedule of restrictive covenants.
Windmill Road is not adopted and thus is not maintained by the London Borough of Ealing which means a contribution has to be made towards its maintenance and repair. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads. The Phew! Solicitor made a request to the seller’s solicitors for more information on the same.
The conveyancing solicitor who appeared for the seller were Elliots Bond & Banbury and the estate agent was Robertson Smith & Kempson.
