On 26th February 2007, the Phew! Conveyancing team was hired by a client for assisting him in purchasing a property located in Tyers Street, London. The property was purchased for £ 485000 by the client. The concerned local authority was London Borough of Lambeth.
All the related official copy entries were examined in detail by the conveyancing team. It was revealed that the property is freehold with absolute title. So, the ownership is assured by the registry. The conveyancing team also confirmed that none other than the seller or his immediate family occupied the property earlier. This inquiry was to avoid any problems which may otherwise occur in the future.
The local authority search information by the conveyancing team brought to light few more things. Firstly the area where the property was located comes under the Smoke Control order according to which smoke emission from chimneys were prohibited. Also the Clean Air Act put restrictions on emission of smoke from other premises as well.
Even though the Smoke Control Order was not applicable to domestic bonfires, they could be regarded as a statuary nuisance under certain circumstances.
Later on, it was also found out that the A, Tyers Street was not adopted which means the client will have to contribute for the maintenance and repair works. Moreover, there were not any plans or proposals for improvement of existing roads or arrival of new roads.
