On14th October 2008, a client hired the Phew! Conveyancing team for assisting him in regard to purchase of a property in Macaulay Road, London. The seller sold the property for £ 330,000 to the client. The local authority which was related with the deal was London Borough of Lambeth.
All the official copy entries concerned were examined by the conveyancing team and it was revealed that the property was leasehold and the Lease was dated 15th April 1991.
Based on the local authority search information, it was found that the area where the property stood came under the Smoke Control Order as per which the smoke from chimneys was prohibited. Also, the Clear Air Act restricted smoke from other premises also.
The property sold to the client stood in a conservation area. This means the area was designated to be of historic or architectural interest by the Local Planning Authority. Thus special restrictions were imposed in regard to building demolitions, cutting of trees etc.
It was also found that Macaulay Road is adopted and the local council maintains it at public expenses. Moreover, there were no plans for road improvements or arrival of new roads in the area.
The lawyer for the selling party was Fridays Solicitors and the Estate agency was Hamptons International- Clapham.
