Residential Property Conveyancing (Leasehold), Tulse Hill, Lambeth

On18th July 2007, the Phew! Conveyancing team was hired by a client to guide him in purchasing a property in Tulse Hill, London. The property was sold for £ 195,000 to the client. The local authority for the deal was London Borough of Lambeth.

The conveyancing team examined the Official copy entries and it was found that the property was leasehold with absolute title. Thus, the client need not worry about the reliability in regard to ownership of the property.

The conveyancing team also found that only the owner or his immediate family members occupied the property earlier. There were some additional rights passing with the property as per lease dated, 10th June 2002. The conveyancing team asked the seller’s solicitor to provide freehold OCE.

The Local authority search found that the property came under the Smoke Control Order and this prohibited smoke from the chimneys. The Clear Air Act prohibited smoke from the other premises, as well.

Further investigation by the conveyancing team revealed that Tulse hill is adopted and the maintenance is done by the local council with funds collected from public. The internal access ways at Birch House were not adopted. There were no plans for improvement of roads or arrival of any new roads in the area. Another relevant information was that the property stood within 200 metres of a conservation area, historic park and gardens and metropolitan open land.

The lawyer for the selling party was Anthony Gold Solicitors & the Estate agency concerned was Townends.
