Leasehold Conveyancing (Residential Property), Cato Road, London Borough of Lambeth

On 15th March 2010, a client hired the Phew! Conveyancing team for providing him assistance in regard to purchase of a property in Cato Road, London. The property was purchased by the client for £ 390,000. The local authority which was associated with the deal was London Borough of Lambeth.

All the official copy entries were examined by the Phew! Conveyancing team and it was found that the property was leasehold with absolute title. This actually meant that the ownership is guaranteed by the registry. The conveyancing team inquired and confirmed that the property was previously occupied only by the owner and his immediate family.

The conveyancing  team upon inquiry found that the property was under the preview of the Smoke Control Order and Clean Air Act.  As per these, smoke from almost every possible source was strictly prohibited. Also, there was a HMO order according to which the property was restricted from being shared as bed-sitting rooms or non-self-contained accommodation. The local council must be informed in such cases or else the failure may lead to fine or even can be considered as a criminal offence.

The conveyancing  team also found out that Cato road is adopted and is maintained by the local  council at public expenses. There were no proposals or plan regarding new road arrivals or maintenance of any of the existing road in the area. The conveyancing  team also noted that the property concerned was 200 metres from a proposed east London rail extension. This can cause noise/vibrations which may affect the property in the long term.
