On 15th March 2007, services of Phew! conveyancing team were availed by a client for purchasing a freehold property located on Howard Road, Barking, London. The property was bought for £ 189000 by the client. The London Borough of Barking and Dagenham was the local authority related to this conveyancing deal.
The office copy entries relating to the property was thoroughly inspected by the conveyancing team. However, the property’s absolute title eliminated all worries about its ownership as it was guaranteed by the registry. The conveyancing team also made sure that the property was solely occupied by the seller and his family members before the sale.
There were some additional rights passing with the property. According to a transfer dated 31st May 1982, some additional restrictive covenants were also registered against the property A copy of the same has been requested from the sellers’ solicitor.
The conveyancing team also found that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. According to the Smoke Control Order, excess smoke from chimney was not allowed and according to the Clean Air Act smoke of any kind from other premises was also not allowed.
Howard Road is adopted & hence is maintained by London Borough of Barking and Dagenham. Our conveyancing solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads within 200 metres of the property. Further enquiries revealed that permission for a two-storey rear extension was granted.
The conveyancing solicitor who appeared for the seller was Scott Rees & Co and the Estate agent was Douglas Allen.
