On 24th September 2008, a client instructed a Phew! Worcester Park Conveyancing solicitor to assist in the purchase of a property located on St Philips Avenue, Worcester Park, London. The property was bought by the client for £ 210000. The London Borough of Sutton was related to this conveyancing deal.
The conveyancing solicitor carefully inspected the office copy entries and found that the property was Leasehold. The conveyancing solicitor also assured the property to be solely occupied by the owner and his immediate family members.
Apart from what was mentioned in the lease, additional rights passing with the property were that the property was subject to a lease and only the ground floor flat was included under this title. Also, there were additional restrictive covenants registered against the property which could be referred from the charges register.
The conveyancing solicitor also revealed that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean air Act did not even allow smoke of any kind from other premises, as well.
St Philips Avenue is adopted & is maintained by London Borough of Sutton. It was also revealed by the conveyancing solicitor that the lane at the rear of the property was private. A request to the seller has already been made regarding any payment or contribution towards the maintenance of the same. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding arrival of new roads or maintenance of existing roads.
