On 28thNovember 2011, a client instructed a Phew! Coulsdon Conveyancing solicitor to assist in the purchase of a property located at Woodhatch Spinney,Coulsdon, London. The property was bought by the client for £ 297500. The London Borough of Croydon was related to this conveyancing deal.
The conveyancing solicitor carefully inspected the office copy entries and found that the property was Freehold. Additional rights passing with the property were mentioned in the transfer dated 13thJune 1968 and is referred in entry 2 of the property register. Additional restrictive covenants were required to be followed which had been listed in the transfer enclosed. The conveyancing solicitor enlightened the client to have a clear view of obligations and asked the client to contact them in case of any problem.
The conveyancing solicitor also came across the fact that Coulsdon Woods Management Ltd was managing the property. A detailed study about their role in management of property and payment to be made was carried out.
The conveyancing solicitor found out that a Tree Preservation Order was registered against the property by the local planning authority to protect trees or woodland from destruction. This order also prevented felling, lopping, topping, uprooting or wilful damage of trees without the permission of the local planning authority. The solicitor also revealed that the property stood in an area which came under the purview of Smoke Control Order and Clean air Act. As per Smoke Control Order, smoke from chimney was not allowed and the Clean air Act did not even allowed smoke of any kind from other premises, as well. Woodhatch Spinney is adopted & hence it is maintained by London Borough of Croydon.
