On 4th September 2006, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located on Turners meadow way, London. The property was bought by the client for £ 191000. The London Borough of Bromley was related to this conveyancing deal.
The conveyancing solicitor examined the office copy entries at the land registry. The property was freehold and the title absolute which alleviated concerns regarding ownership. It was also made clear that the property was solely occupied by the seller and his immediate family.
The land registry documentation revealed that the property was subject to a transfer dated 15th September 1997. According to this transfer, some additional restrictive covenants were registered against the property. Any failure to comply may pave way for legal consequences.
The Phew! Conveyancing Solicitor’s further enquiries revealed that the area where the house is situated was subjected to Smoke Control Order and Clean air Act. According to the Smoke Control Order, smoke from chimneys is to be prohibited. The Clear Air Act prohibited smoke from other premises as well. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.
Planning permission was granted in 1993 for a single storey extension. Also, a covenant dated 23rd November 1987, specified that the land can be used only for residential purposes. The documents for the same were requested from the seller’s solicitor.
