On 8th January 2007, a client instructed the Phew! Conveyancing team to assist him in purchasing a property located on Chestnut Drive, London. The client bought the property for £ 385000. London Borough of Bexley was the local authority related to the conveyancing deal.
The conveyancing solicitor examined the office copy entries at the land registry. The property was leasehold and the title absolute which alleviated concerns regarding ownership. It was also made clear that the property was solely occupied by the seller and his immediate family.
The Phew! Conveyancing team’s further enquiries revealed that the area where the house is situated was subjected to Smoke Control Order and Clean air Act. According to the Smoke Control Order, smoke from chimneys is to be prohibited. The Clear Air Act prohibited smoke from other premises as well. There were no proposals for road improvements or new road arrivals within a distance of 200 metres in the near future.
