On 21st August 2007, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located in Regent Square, London. The property was bought by the client for £ 185000. The London Borough of Camden was related to this conveyancing deal.
The conveyancing solicitor examined the office copy entries at the land registry. The property was leasehold and the title absolute which alleviated concerns regarding ownership. It was also made clear that the property was solely occupied by the seller and his immediate family.
The Phew! Conveyancing Solicitor’s further enquiries revealed that the area where the house is situated was subjected to Smoke Control Order and Clean air Act. According to the Smoke Control Order, smoke from chimneys is to be prohibited. The Clear Air Act prohibited smoke from other premises as well.
The conveyancing solicitor found that Regent Square was not adopted and this meant that the client will have to contribute towards the maintenance and repair of the same. The conveyancing solicitor contacted the seller’s solicitor to get more details. All the related copies of records of planning permissions were provided to the conveyancing solicitor. Moreover, there were not any proposals or plans for arrival of new roads or improvement of the existing ones.
