On 12th February 2008, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located on St Raphaels Way, London. The property was bought by the client for £ 250000. The London Borough of Brent was related to this conveyancing deal.
The conveyancing solicitor examined the office copy entries at the land registry. The property was freehold and the title absolute which alleviated concerns regarding ownership. It was also made clear that the property was solely occupied by the seller and his immediate family.
Some additional rights were passing along with the property to the client. The client had right over the passageway at the back which leads to St. Raphael’s Way subject to the condition that he pays money due for the maintenance and repair works of the same. The rights which were passing along with the property were included in a conveyance dated, 19th December 1934. There were also certain additional restrictions which were registered against the property. This included maintenance of a fence at the premise rears and towards the south. The client was also not allowed to carry any offensive or noisy trade or occupation on the property.
It was also revealed that St Raphaels Way is adopted and maintained by the London Borough of Brent. Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads.
