On 19th September 2007, a client instructed a Phew! Conveyancing solicitor to assist in the purchase of a property located on Lascotts Road, London. The property was bought by the client for £ 235000. The London Borough of Haringey was related to this conveyancing deal.
The conveyancing solicitor examined the office copy entries at the land registry. The property was leasehold and the title absolute which alleviated concerns regarding ownership. It was also made clear that the property was solely occupied by the seller and his immediate family.
The land registry documentation revealed that the property was subject to a transfer.
According to this transfer, there were some extra rights passing along with the property and they were referred to in the Freehold Register. The conveyancing solicitor also examined the lease dated 4th July 1986. The additional restrictive covenants which were registered against the property were mentioned in the conveyance dated 31st June 1882.
The Phew! Conveyancing Solicitor’s further enquiries revealed that the area where the house is situated was subjected to Smoke Control Order and Clean air Act. According to the Smoke Control Order, smoke from chimneys is to be prohibited. The Clear Air Act prohibited smoke from other premises as well. It was also revealed that Lascotts Road is adopted and maintained by the London Borough of Haringey.
Our Conveyancing Solicitors’ inspection did not reveal any future plans regarding the arrival of new roads or maintenance of the existing roads. Besides this, the additional information availed was that in 1985, planning permission was allowed to convert the property into two self-contained flats.
