Leasehold Property Conveyancing, Hamilton Road, London Borough of Lambeth

On 23rd September 2008, the Phew! Conveyancing team was hired by a client to guide him in purchasing a property in Hamilton Road, London. The property was sold for £ 145,000 to the client. The local authority for the deal was London Borough of Lambeth.

The conveyancing team examined the official copy entries and it was found that the property was leasehold with absolute title. Thus, the client need not worry about the reliability in regard of ownership of the property. The conveyancing team also inquired to assure that it was only the owner and his immediate family members occupied the property earlier.

The client will be enjoying some additional rights which will pass along with the property. But the property is also subjected to a lease dated 27th February, 1989. Also only the third floor flat was included in the title.

The Local authority search revealed that the property was under the preview of the Smoke Control Order and this prohibited smoke from the chimneys. Yet another Clear Air Act  prohibited smoke from the other premises, as well.

Further investigation by the conveyancing team revealed that Hamilton Road is adopted and the maintenance is done by the local council with funds collected from the public. Moreover, there were no plans for improvement of roads or arrival of any new roads in the area.

The lawyer for selling party was Portner & Jaskel Solicitors & the Estate agency concerned was Spicerhaart.
