Freehold Residential Property Conveyancing, Southwell Road, London Borough of Lambeth

On 21st  February 2007, a client hired the Phew! Conveyancing team for assisting him in purchasing a property situated in Southwell Road, London. The seller sold the property for £ 188116 to the client. The local authority related with the deal was London Borough of Lambeth.

The conveyancing team examined all the official copy entries and they found out that the property was registered at HM Land Registry and the title absolute which indicates that the registry guarantees the ownership. This freehold property was occupied solely by the seller and his immediate family.

The concerned certificate was divided into three sections- Property register, Proprietorship register and Charges register. The Property register included a description of the property by reference to a plan that shows the extent of the property edged in red. Proprietorship register contained the complete details of the owner of the property and Margaret Mary O’Regan was identified as the owner of the freehold. Charges register had the details regarding the encumbrances and restrictions affecting the property.

The local authority search information revealed that there was a conditional permission for the erection of a rear roof extension with associated alterations. The Phew! Conveyancing team requested for the copy of it and confirmed that the client was responsible for the cost.

The Phew! Conveyancing team on inquiring further found that the location of the property was under Smoke Control Order by which smoke from chimneys was prohibited.  The report indicated that the Southwell Road was maintained at public expense. There were not any future plans for existing road maintenance or new road arrivals. But the conveyancing team noted that the property was within 200 metres of major development opportunity sites on Bengeworth Road and Coldharbour Lane.

It was also noticed that the property was within 200 metres of the East London Rail Extension scheme. The conveyancing team from London overground assured that the client’s property is safe from the East London Line Extension as there is some distance from it.

The lawyer concerned for the selling party was Eversheds LLP & the Estate agent was Spicerhaart.
