On 5th March, 2010, Phew! Conveyancing team was hired by a client to guide him in purchasing a property located in St Cloud Road, London. The property was sold for £ 330000 to the client.
The team examined the official copy entries and it was found that the property was freehold with absolute title. Thus, the client need not worry about reliability in regard to ownership of the property. The team also enquired to assure that only the owner and his immediate family members occupied the property, earlier. The property was liable to a conveyance dated 9th March 1984. The Phew! Conveyancing team examined the property in details to make sure that there will not be any future problems for the client.
After checking with the Local authorities, it was found that there was a Smoke Control Order in the area, which prohibited smoke from the chimneys. The Clear Air Act also prohibited smoke from the other premises.
A HMO Order was also applicable on the property, which makes it compulsory for the client
to inform the local council in case the property is occupied by more than one household. Therefore, it is mandatory for the client to obtain a licence from the local council in order to let the property. Else, he would have to face legal consequences.
Further investigation by the Phew! Conveyancing team revealed that the St Cloud Road area is adopted and the maintenance is done by the local council with funds collected from public. Moreover, there was no plan for improvement of roads or proposal for new roads in the area.
