On 30th March 2007, a client hired the Phew! Conveyancing team for assistance in purchasing a property located in Deerhurst Road, London. The property was sold for £ 280000 to the client. The local authority concerned with the deal was London Borough of Lambeth.
The team examined the related official copy entries and found out that the property was leasehold and the title absolute which alleviated the concern regarding ownership. It was also made clear that the property was solely occupied by the seller and his immediate family.
As per the transfer dated 22nd March 1910, the land cannot be used for selling wine, beer or any spirituous liquor. The land also cannot be used as place for public resort entertainment or amusement and also not as a hospital lunatic asylum.
The Phew! Conveyancing team upon further enquiry got intimated that the area where the property stood was subjected to Smoke Control Order and Clean air Act. According to the Smoke Control Order, smoke from chimneys is to be prohibited. The Clear Air Act prohibited smoke from other premises as well. It was also revealed that the Deerhurst Road is an adopted one which is maintained by a local council and the funds are collected from the public. Besides that, there were not any future plans regarding the arrival of new roads or maintenance of the existing roads.
