It is possible that the Registrar may upgrade the property on his own or on an application for upgrading by the proprietor of the title:
- A title defined as possessory title may be upgraded to an absolute title if the Registrar is satisfied that the land has been in possessory title for more than 12 years and that he is satisfied that the proprietor is in possession of the land.
- A qualified title can also be upgraded as absolute or a qualified leasehold can be upgraded to a good leasehold title if the Registrar is satisfied that there exists sufficient reasons to do so.
- Leasehold titles can also be converted to absolute titles, if the Registrar is satisfied that the freehold or the superior leasehold is registered without any defect.
